A 75,000 square foot building in Little Valley is about to get another lease on life — as a craft beer manufacturing facility, Olean Times Herald reported on October 24.

Ellicottville Brewing Co. plans to invest $5.5 million in the former King Windows/Salamanca Beverage Corp. building at 202 Second St.

Kreinheder Properties LLC/S&W Properties LLC. plans to hire 25 to 30 employees at the new facility.

Peter Kreinheder, owner of Ellicottville Brewing Co., is expected to present his plans to the Cattaraugus County Industrial Development Agency on October 25. He is seeking a sales tax abatement, a payment in lieu of taxes agreement and possibly a mortgage tax abatement for the project.

Ellicottville Brewing Co. opened in 1995 and operates a craft beer brewery and restaurant in Ellicottville, as well as brewing and restaurant facilities at Bemus Point on Chautauqua Lake.

The application states the project “will increase sales tax to the county/state, along with increasing the real property tax value with the slated improvements, along with bringing in various spin-off effects such as increased occupancy tax as well as for its themed weekends and employment.”

Ellicottville Brewing Co. employs 160. With benefits, the average salary is $55,000, officials report.

“This is a very significant investment which will only add to the local employment base,” the application states.


The building will be completely renovated and updated. It will include a new roof, electrical service, plumbing, fixtures, tables, racks, siding, parking lot and landscaping.

“This project will house major manufacturing of Ellicottville Brewing Company’s beer,” the application states. “There will also be a tasting room, an emphasis on tours, possible outdoor concert events, and in 2018, a beer museum is planned to be incorporated into the proposed project to highlight the history of craft beer and craft beer making in the region and state.”

The IDA board of directors is expected to set a public hearing in Little Valley for the proposed project at a later date.

Ellicottville Brewing Co., also has two resolutions before the Cattaraugus County Legislature on Wednesday, including a Community Development Block Grant application for up to $750,000 for the Little Valley brewery, and a $75,000 county grant to build a craft beer laboratory and expand catering operations in Ellicottville.
